You can buy directly from us or through an agent. Either way you deal with the developer from reservation to handover.

A reservation deposit of €10,000 takes the home off the market and holds it for you until the contract of sale is signed. If the sale cannot go ahead because of a problem on our side, the deposit is refunded. How the deposit is applied is confirmed in your reservation agreement.

Yes, and we recommend one who is independent of us. Your lawyer checks the contract, the planning and building permits and the title position before you sign, then registers your contract with the Land Registry, which protects your purchase.

For a resale home such as Three Palms Villa, the title deeds are already in place.

For a new home, title deeds are issued after the build is complete, once the final approval certificate has been granted and the development has been divided into separate titles. In Cyprus this often takes a few years. In the meantime your lawyer registers your contract of sale with the Land Registry, which protects your ownership until your title deed is issued.

For a new home, the price is paid in stages as the build progresses, as set out in your contract, which confirms each stage and amount before you sign.

New homes in Cyprus carry VAT at the standard rate of 19%, though a reduced 5% rate can apply to a buyer's main home if they qualify. A resale home, such as Three Palms Villa, carries no VAT. Your lawyer will confirm the VAT position for your purchase.
